Site
The site represents the curtilage of the Britannia Hotel, Waterloo Road, Ramsey, which is large attached property, located on a corner plot with Peel Street to the Northwest and Albert Street to the southwest of the site.
Land Use Zoning
The site has been zoned under the Ramsey Local Plan as being within an area of "Mixed Use" use; the site is within a Conservation Area.
Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application proposes the erection of a smoking shelter to the southwest elevation of the property and re-positioning of the existing signage to the southwest elevation.

Ramsey Commissioners:- No objection We have received no privately written representations objecting to the application.
Assessment / recommendation
The site is within a Conservation Area, therefore extra consideration needs to be taken to ensure the proposal as indicated would not have an adverse impact to the area. With this proposal it is considered the proposal is in keeping with the Conservation Area and with the traditional design of the existing property, particularly the attention that has been made to the arches of the shelter which replicates the existing arches, which are located over the main entrance to the property (southwest elevation). Additionally, due to the siting, design and size, the proposal will have no adverse impact upon any of the neighbouring properties.
For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.
