The Site

The application site represents the curtilage of "Smithy House", Ballacraine St Johns. The property is located on the north side of the road.

Planning Status

The application site is located within an area identified as being Predominantly Residential Use by the St Johns Local Plan (Planning Circular 6/99).

Planning Circular 1/98 sets out the Planning Authority's policies on the alteration and replacement of windows. In the case of this property the relevant policy would require that the replacement windows have the same method of opening, frame sections and glazing bars as the originals.

Planning History

There are no previous planning applications considered relevant in the assessment and determination of this application.

Representations

The Department of Transport Highways Division does not object to this application. German Parish Commissioners have not commented on this application.

The Proposal

This application seeks approval for the replacement of the front and side windows which are timber sliding sash with hardwood sliding sash windows. The proposed replacement windows would replicate the same method of opening, frame sections and glazing bars as the existing windows.

Assessment

The existing windows of the property are in a state of disrepair and their replacement would result in a visual enhancement to the dwelling. The proposed windows would comply with the provisions of Planning Circular 1/98 and as such it is considered that the proposed development is acceptable.

Recommendation

It is recommended that the application be approved.
