The Site
The application site represents the curtilage of 12 Close Corneil, Port Erin, a detached bungalow located on the northern side of the cul-de-sac.
Planning Status
The application site is located within an area identified as being Residential Use by the Port Erin Local Plan (Planning Circular 12/90). The site is not within a Conservation Area.
Within the adopted Isle of Man Strategic Plan, the following is considered to be relevant:
Paragraph 8.12.1 which states:
"As a general policy, in built up areas not controlled by Conservation Area or Registered Building policies, there will be a general presumption in favour of extensions to existing property where such extensions would not have an adverse impact on either adjacent property or the surrounding area in general."

Representations
The Department of Transport Highways Division does not oppose this application. Port Erin Commissioners recommend that this application is approved. We have received no privately written representations in relation to this planning application.
The Proposal
This application seeks approval for alterations and extensions to the property consisting of a kitchen extension to the east (side) elevation, a bedroom extension to the north (side) extension and the installation of a window to the east elevation to serve an existing bathroom.
Assessment
The extensions as proposed are considered to be acceptable as they would not cause any additional overlooking to either adjacent property or the property to the rear of the site. The proposed kitchen extension would be of a modest size and would not have any windows overlooking Number 10. The window proposed on the east elevation to serve the bathroom can be conditioned to ensure that overlooking of the adjacent property will not occur. Overall this proposal is considered to be unobjectionable as it would comply with the general policy as set out within Paragraph 8.12.1 of the Strategic Plan and as such would not have an adverse impact on either adjacent property or the surrounding area in general.
Recommendation
It is recommended that the application be approved.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to alterations and extensions as shown by the plans and information 1337/01 and 1337-02 submitted and date stamped 19th November 2007.
C 3. The external finishes of the extension must match those of the existing building in all respects.
C 4. The window proposed to the west elevation to serve the bathroom must on installation be fitted with obscure glazing and retained as such thereafter.
