Conditional No ObjectionEcosystem Policy Team agree with the Manx Bat Group, that due to the potential risk to bats, a further bat survey is required.; There is potential for a bat roost to be present in the outbuildings that could be damaged or destroyed by the conversion works, which would be an offence under the Wildlife Act 1990.; Bat surveys should be undertaken in accordance with the Bat Conservation Trusts Bat Surveys for Professional Ecologists - Good Practice Guidelines (3rd Edition 2016)
Conditions requested: prior to determination of the application a preliminary assessment for roosting bats be undertaken by a suitable qualified ecological consultancy; if evidence of roosting bats is found then further surveys will be required and a report detailing the findings with appropriate mitigation measures to ensure their protection during and after development should be submitted to Planning for written approval
