Officer's Report
The Site
The site represents the curtilage of the dwelling 2 Park Close, Glen Vine. The property is a detached two storey dwelling located on a corner site.
Planning Status
The proposal site is identified as being located within an area of ‘Predominantly Residential Use’ in the 1982 Development Plan 1982.
Planning History
There are no previous planning applications considered relevant to this proposal.
The Proposal
The proposal seeks permission for the removal of the existing kitchen window located on the ground floor of the rear elevation, and its replacement with double doors. The proposed doors are to be glazed and of hardwood construction. These are to be stained to match the existing windows of the property.
Representations
We have received no representations in relation to this planning application.
Assessment
This is considered to be a very minor development. The proposal is considered acceptable in relation to the existing dwelling particularly as the materials used match those of the windows currently installed.
Issues of overlooking are not considered to be pertinent to this application as the increased glazed area is below the existing windows. The rear garden of the property is bordered by a fence that would ensure that the neighbouring property to the rear will be afforded an acceptable level of privacy.
Recommendation
It is recommended that this planning application is permitted.
