The application (07/00871/B) proposed a 5-bedroom detached bungalow for use as a residential unit for clients with disabilities on a 0.1ha plot within a predominantly residential zoned area in Braddan. The Planning Directorate recommended approval, finding it consistent with the Braddan Local Plan zoning, acceptable in siting, design, and amenity space. Departments of Transport and others raised no material objections, with comments on drainage, access, and utilities. The inspector assessed the proposal as consistent with development plan policy, satisfactory in design, and not subject to objection, deeming suggested conditions reasonable. The inspector recommended approval subject to four conditions.
Precedent Value
This demonstrates that proposals aligning closely with local plan zoning and incorporating consultee requirements for infrastructure and access are likely to gain inspector recommendation for approval without material objections.
