The Site
The application site represents a detached dwelling known as Rowan Garth, 2 Braddan Bridge, Douglas. The property is neighboured by a dwelling named 'The White House' to the south.

There are no previously submitted planning applications considered relevant to this proposal.
The Proposal
The application seeks full detailed approval for the erection of a summer house in the rear garden of Rowan Garth. This proposal is to be sited towards the southern boundary of the garden, towards 'The White House'. The literature provided by the applicant indicates that the summer house will measure approximately 6m in length by 5.4m in depth with a ridge height of 3.1m. The floor area would be
22m2. These dimensions result in the need for planning permission as they exceed the maximum dimensions outlined in the Permitted Development Order 2005.
Representations
Braddan Parish Commissioners approve this application. The MEA and the Chief Fire Officer attach notes to the application. There have been no private representations in relation to this application
Assessment
The proposal site has adequate screening provided by existing vegetation. This helps to ensure that the summerhouse will be partially screened from the neighbouring garden. The summerhouse will not be readily viewed from the public highway and the design is of a nature that is not considered to be visually detrimental to the surroundings. There are no likely issues of overlooking as the windows of the proposed summerhouse do not overlook anywhere other than the garden of the proposal site. There are also no issue of loss of light as a result of this proposal. There will be very little possibility of the summerhouse being visible from the street scene.
Recommendation
It is recommended that the application be permitted.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the plans and information titled location, site, plan/elev and example submitted and date stamped 30.04.2007.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
N 2. The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
