The property is neighboured by a dwelling named 'The White House' to the south. #### Planning History There are no previously submitted planning applications considered relevant to this proposal. #### The Proposal The application seeks full detailed approval for the erection of a summer house in the rear garden of Rowan Garth. This proposal is to be sited towards the southern boundary of the garden, towards 'The White House'. The literature provided by the applicant indicates that the summer house will measure approximately 6m in length by 5.4m in depth with a ridge height of 3.1m. The floor area would be 22m2. These dimensions result in the need for planning permission as they exceed the maximum dimensions outlined in the Permitted Development Order 2005. ### Representations Braddan Parish Commissioners approve this application. The MEA and the Chief Fire Officer attach notes to the application. There have been no private representations in relation to this application ### Assessment The proposal site has adequate screening provided by existing vegetation. This helps to ensure that the summerhouse will be partially screened from the neighbouring garden. The summerhouse will not be readily viewed from the public highway and the design is of a nature that is not considered to be visually detrimental to the surroundings. There are no likely issues of overlooking as the windows of the proposed summerhouse do not overlook anywhere other than the garden of the proposal site. There are also no issue of loss of light as a result of this proposal.
