Officer's Report

This application seeks planning approval for the construction of a stable block at Stuggadhoo Barn, Braaid. The stables would provide four loose boxes, a tack room, storage for rugs and hay and be constructed in timber with a green roof sheeting.

The stables would be situated to the west of the dwelling and be accessed via a track finished with scalpings. The applicant has verbally advised that the stables are to be used for private use only and in connection with the dwelling, not as a commercial operation. The applicant has further advise that they would be willing to accept a condition that limited the use.

Given the materials for construction and finishes, it is considered that the stables will not appear overly dominant within the landscape and subject to condition, the proposal is considered to be acceptable.

It is considered that all parties, who submitted comments, with the exception of the following: Chief Fire Officer accord with the requirements of Planning Circular 1/06 and are therefore afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 11th October 2006.

C 3. The stables hereby approved may be used in association with 'Stuggadhoo Barn' only, and not for any commercial purpose.

N 4. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
