Officer's Report
Planning approval was granted in May 2006 for the renovation of two storey extension, single storey garden room extension and modifications to improve the visibility from the existing vehicular access, which was itself a resubmission of PA05/01671, which was withdrawn prior to a decision being reached.
This application demands that scheme by the increase in length of the proposed sun lounge to the south west elevation and amended window design. In addition it is proposed to extend the width of the approved gable and introduce a chimney.
In extending the length of the sun lounge, the width would also be increased by some 300mm.
The north east elevation would remain unchanged and mono pitch extension to the south east elevation would be omitted.
With regard to the access, the application proposes amendments to improve visibility to the existing access, as per the previous approval. However, since that time, the applicant and his agent have established that approval was granted for an alternative access to the dwelling, an access that has been created on site, and provides adequate visibility. As such, whilst the comments of the
Department of Transport Highways Division are noted, it is considered appropriate to modify the suggested condition to seek improvements prior to occupation of the dwelling with the existing access to the south of the site being used for construction.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers: 0502/01; 02; 03A; 04A; 05 and 06 submitted as part of this application and date stamped 20th October 2006.
C 3. The external finishes of the extension must match those of the existing building in all respects.
C 4. The access to the immediate north of the dwelling may not be utilised until such time as site line s of 2m by 160m have been provided, in order to provide full visibility for vehicles entering and leaving the site.
