Time limit - reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This permission relates to the principle of the development of the site for twenty one dwellings including six affordable units on the site defined in drawings GR1 and GR4 both received on 8th March, 2006.
Fair face from south
The application for reserved matters must demonstrate that the development presents a "fair face" as viewed from the southern direction.
Boundary treatments
The application for reserved matters must include all boundary treatment and provision for the retention of and maintenance of the integrity of the existing boundaries of the site. The rear boundaries of the new houses where these abut the edge of the escarpment must be formed by planted hedges and not fencing or walling so as to provide an acceptable view of the site from the west from where the site is clearly visible.
Percolation tests for soakaways
The application for reserved matters must include evidence of percolation tests sufficient to demonstrate that soakaways work satisfactorily.

No CommentI have commented on a previous application and the fact that the site is not zoned nor proposed for use for residential use. However, as the planners have previously approved elsewhere residential use on sites 'zoned' for commercial/business use - it wouldn't be a 'first' if approval was granted.
