In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr I Knighton Proposal: Alterations including a replacement front porch, conversion of existing garage and construction of a first floor extension above to provide additional living accommodation and erection of a detached double garage at: Yn Darragh Darragh Port Erin Isle Of Man IM9 6JB
which was considered on 1 June 2006, for the reasons set out below.

Reasons For Refusal:
- There is already an existing garage within the fabric of the building. As such there is no need to provide the new garage other than to provide additional living accommodation for the property. The new garage would be less convenient for those living within the house and would encroach into an area not designated for development and which is attractive and unspoiled and would result in an access which offers inadequate visibility for drivers of vehicles emerging from the site. The creation of the garage and the associated turning and access could adversely affect the trees which surround the site of the new building which would be detrimental to the appearance and character of this area which is designated as Open Space on the Port Erin Local Plan.
Note: whilst there is no objection to the proposed alterations and extensions, if the conversion of the existing garage were to lead to a requirement for a new replacement garage, this may not necessarily be acceptable.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
