Planning Circular 3/89 Renovation of Buildings in the Countryside

This permission relate to alterations, extensions and incorporation of outbuildings to existing farmhouse and conversion of barn to detached a dwelling as shown in drawing numbers 04, 05, 07 Rev A, 08 Rev A and date stamped 16 November 2006, 06 Rev A and 20 date stamped 9th March 2006, Letters from Cornerstone Architect date the 6th and 9th March 2006, Structural Appraisal dated March 2006 from ARUP.
Car parking
The dwelling hereby permitted shall not be occupied until the car parking and manoeuvring areas have been provided in accordance with the approved plans, and those area shall thereafter be kept available at all times for their respective purposes.

The residential curtilage of the new dwelling is outlined in green and the residential curtilage is outlined in red on drawing number 20.
No permitted development
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).
Landscaping scheme
Prior to the commencement of works, full details of both hard and soft landscaping works to be carried out shall be submitted to and approved by the planning authority and these works shall be carried out in full accordance with the approved details. Details of the hard landscaping works should include full details of the proposed fencing and driveway. The hard landscaping works shall be completed in full accordance with the approved details within 3 months of the completion of the works hereby permitted and all planting shall be carried out in accordance the approved details in the first planting and seeding seasons following the completion of the works. Any trees or shrub which within 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.
Materials approval
Prior to the commencement of building works, samples of the roofing and facing materials (including details of materials for the windows and door to be used) shall have been submitted to and approved in writing by the Planning Authority. Thereafter the development shall proceed in accordance with the approved details.
