Officer's Report
The application seeks approval in principle for the erection of two holiday chalets within a field in Michael.
The site, which is located within an area of high landscape value and scenic significance, is presently an open field with no built development. As such the proposal is tantamount to the creation of new residential dwellings in the open countryside. This is contrary to the well established policy of the Department and I recommend that the application be refused.

R 1.
The proposed development of two holiday chalets in this location is tantamount to the creation of two new residential dwellings in the countryside. The application site, which is within an area of high landscape value and scenic significance, is not zoned for residential development and its residential development is therefore contrary to the Isle of Man Planning Scheme (Development Plan) Order 1982 and, in particular, the provisions of Planning Circular 1/88.
