Strategic Policy 1
Requires efficient use of existing sites and buildings. The proposal reuses an underused stone outbuilding and makes efficient use of the site associated with the approved dwelling.
Environment Policy 1
Protects countryside from harm. Structures' siting away from road, small scale, subordination, and design ensure no significant adverse visual impact on rural landscape.
Environment Policy 2
Protects Areas of High Landscape or Coastal Value. Garage and outbuilding are acceptably subordinate and screened, avoiding detriment to AHLV character.
Environment Policy 16
Supports conversion of rural buildings. Refurbishment of stone outbuilding as store/workshop retains form and interest without landscape harm.
Housing Policy 15
Ensures domestic development does not detract from traditional qualities. Design and materials (slate, render) are sensitive and in-keeping with main house.
Housing Policy 16
Controls ancillary structures in countryside. Garage is small, low-profile, and ancillary, not harming public views.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Tie to main dwelling completion
The garage and outbuilding hereby approved shall not be used or occupied until such a time that the main dwelling (as approved under 19/01441/B) has been substantially completed, and shall remain for sole use by the main dwelling thereafter. Reason: to ensuring no unwarranted or standalone ancillary domestic structures across the countryside in the interest of protecting the rural countryside for its own sake.
