Port Erin Local Plan (Mixed Use zoning)
The site is designated as 'Predominantly Residential' on the Port Erin Local Plan adopted by Tynwald in 1990. The officer assessed the garaging proposal as uncomplementary due to lack of need and potential to attract non-local users, plus overdevelopment and amenity harm conflicting with residential character.
Multiple neighbouring residents and Port Erin Commissioners objected to the garage block proposal citing over-intensive development, incompatibility with residential character, loss of trees and walls, and construction impacts, while DOT Highways Division raised no objection subject to a condition on garage doors.
Key concern: over-intensive use of the site

Objectionthe proposed block of seven garages... would be over-intensive use of the land and not in keeping with a quiet residential neighbourhood; would likely cause damage to adjacent structures, such as walls; the proposed ‘storage’... may not comply with current health and safety rules

Objectionthis would be contrary to the Health & Safety regulations; The proposed development represents an over intensive use of the site; out of keeping with the surrounding development of private residential units
Mr & Mrs Gordon Quayle
ObjectionThis is a home zone area, and garage parking on this scale with this imposing building directly opposite my premises is unsuitable; The 'workshop above' is obviously going to be a builder/journey workshop with associated machinery and noise
