Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This approval relates to drawing numbers SC 745 PL 10-10, 10-11,10-12, 10-13, 10-14,11-01,12-01 date stamped received on 19th May 2005.
Landscaping scheme
No development may commence until there has been approved by the Planning Authority a scheme of landscaping which includes indications of all existing trees and hedges within the site and details of any to be retained together with measures for their protection during the course of construction.
Sewerage connection
The proposed hospice must be connected to the public sewerage system situated within Tromode Industrial Estate in a manner acceptable to the Department of Transport Drainage Division. All drainage works must conform to the requirements of the Department of Transport's 'Manx Sewers for adoption' and all necessary inspections/surveys (including cctv) are to be carried out at the developer's expense.
Drain access permission
Full permission must be obtained from the relevant landowners in order to gain access to lay the proposed foul drain to the public system. A communication fee will be payable to the Department of Transport in respect of this drainage connection.
Surface water discharge
There must be no discharge of surface water to the main foul sewer. The applicant must supply foul discharge figures and agree the proposed surface water attenuation scheme with the division prior to any work commencing on site.
Underground services
All services including electricity and telephone where installed must be laid underground.
Materials approval
Details of the materials and colours to be used on the exterior of the building must be submitted to the Planning Committee for approval prior to commencement of works. The roof must be finished in natural slate or high quality imitation slate.
