ObjectionThe Board of Commissioners are astonished that this application, dated 14th March 2005, has been permitted, given that less than 12 months ago, 5th May 2004, a smaller proposal, 3000 square feet, was refused at appeal, and that there are no changes in circumstances to the environment whatsoever.; The Water Authority have stated quite clearly that the current position regarding provision of water and sewerage services in the Baldrine Area is now at it's limit, and they cannot support any further development.

ObjectionThis is an application for a very large dwelling that is of a disproportionate size to the adjacent properties, and would not sit well within that vicinity.; The Board are astonished that this application was considered in the first place, given that a smaller proposed development was refused at appeal less than twelve months ago, and that absolutely no change in circumstances has occurred since then.

Conditions requested: Parking arrangements on site shall comply with the provision of Manx Roads 1.; The access drive arrangements shall comprise a turning feature to permit a motor car to turn round with the site, so that the vehicle can emerge from the site in forward gear.; Sight lines shall be provided in compliance with DoT Highways standards.

ObjectionWe strongly object to this application for land that is not zoned for development, and would urge that the Planning Committee do indeed decline to consider this application for reasons that it is substantially the same as that refused in May 2004.; the Planning Committee should decline to consider it under their authority given in Schedule 1 para 3(2) of the Isle of Man Planning Scheme (Development Plan) Order 1982
