Officer's Report
The site represents a site on the southern side of Stanley Mount occupied presently by single storey garages.
Planning permission has been granted for the principle of the replacement of the garages with housing to complete the terrace to the north west (PA 05/0307). Conditions of this decision were that the elevations should complement the existing streetsce ne and that the garage doors should be sympathetically designed and not obstruct the highway when open/opening.
The proposal now before us satisfies both of these requirements. The garage doors initially shown opened outward - now amended to slide around the aperture, overcoming the DoT's concerns. There are no other objections.
The double bay windows need clarification of their profile - a flat plastic mullion will look awful.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the replacement of the existing garages with two new dwellings as shown in drawing reference 43-01-01C received on 4th August, 2005.
C 3. The new windows must be sliding sash, framed in either timber, aluminium or plastic. Prior to the installation of any of the windows, sectional details showin the profile of the frame and glazing bars must be approved by the Planning Authority.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
