Refusal Reasons

• ✗The Planning Committee considers that the introduction of apartment development onto the application site is an over intensive form of development within an area of single detached dwellings that is out of keeping with the character of and detrimental to the general amenity of that area. Furthermore, the planning application fails to demonstrate that the development of the site as proposed could be achieved in a manner that does not adversely impact on the amenity of the surrounding properties.
• ✗Notwithstanding the first reason for refusal the sightlines from the existing driveway onto the adopted highway are inadequate to serve the increased traffic that would be generated by the intensification in use of the site occurring by the change from a single dwelling as existing to apartment development as proposed.
