Refusal Reasons

• ✗The site is within an area of High Landscape Value and Scenic Significance; the proposed development would have an intrusive and adverse impact on this Value and Significance, particularly as viewed from the Switchback Road and from Ballagyr Lane.
• ✗The proposed development would generate heavy traffic and would result in noise, dust and mud on the highway, all of which would have an adverse effect on the amenities of nearby residents.
• ✗There is not in the submitted application sufficient evidence to demonstrate that this proposal represents the most acceptable way of meeting the Island's continuing need for sand.
• ✗The overhead, high-voltage electricity cables crossing the site would need diversion; this may itself require planning permission.
