All roofing must be in dark grey natural slate.

All roof-lights must be of 'Heritage' style.
Windows
All windows must be wooden-framed sliding sashes.
Services
Any new services must be laid underground, and all soil-stacks must be constructed internally.
Domestic curtilage
The domestic curtilage of the dwelling shall be as defined in red on drawing no.04/103/02 Rev A date stamped 17th May 2005; the land edged blue on this drawing shall remain in agricultural use.
No permitted development
Notwithstanding the provisions of any Permitted Development Order for the time being in force, no development within the site may take place, other than in accordance with this approval, without the prior approval of the Planning Committee.
Site works restrictions
Insofar as this approval relates to site works; no trees may be felled or lopped; sod banks must be retained and, where necessary, repaired; no fencing may be erected; and except for the patio area at the rear, the only paving shall be to the track and the turning area, which shall be surfaced using scalpings.

Subject to the above conditions, this approval relates to drawings 04/103/01 Rev A date stamped 1st March 2005 and 04/103/02 Rev A and 04/103/03 Rev A date stamped 17th May 2005.
No objection provided the points listed in the 'Statement of Proposals Prior to Planning Application' dated 7 February 2005 are adhered to.
