Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This approval relates to drawing no. SC775/P/01 date stamped the 14th March 2005 and drawing no. SC775/P/02 date stamped the 15th March 2005.
Visibility splays and gradients
Details of the visibility splays at the junctions of the private drives and the public highway and the MER line, and details of the gradients of the drives as they approach these junctions, must be included with any reserved matters application, including details of reinstated hedges.
Access gradient
The gradient of any vehicle access drive shall not exceed 1 in 10.
Retention of external walls
All the existing external walls of the proposed dwellings, garages, and outbuildings must be retained; no approval is granted to the rebuilding of any walls or to any new build extensions with the exception of the south eastern side of the garaging to dwelling 4 and eastern side of the garaging to dwelling 2 as proposed.
Roof materials
The roof(s) must be finished in dark natural slate.
No replacement doors/windows
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no external doors or windows shall be replaced (other than those expressly authorised by this permission).
No additional structures
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no greenhouses, walls, gates, fences, garden sheds, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).
Window/door style retention
The existing pattern and style of window openings and doors must be retained as far as possible; any new windows and doors which are deemed to be necessary must be designed to be in keeping with the appearance of the buildings.
Garage doors
All garage doors must be of vertical timber boarding to be in keeping with the appearance of the buildings.
Sewerage treatment programme
Any reserved matters application must include a detailed operation and maintenance programme for the proposed sewerage treatment plant.
Limited residential curtilage
No approval is granted to the use of the whole site for residential purposes; any reserved matters application must indicate a residential curtilage for each unit which does not extend significantly beyond the building group.

SupportI write in support of the application, which although 'isolated' in some respects is served by the MER, which effectively provides (for at least some of the time) an alternative to the private car. It also provides a potential windfall of 4 dwellings and hopefully will enable local people to remain living in the area.
