Renovation of Buildings in the Countryside

General Policy 3

Housing Policy 11
Permits rural building conversions to dwellings only if redundant, intact/structurally sound, of interest, large enough (with modest extension not harming character), compatible with surroundings, and serviceable without excessive cost. Inspector found it met (a)-(f) with imminent redundancy, intactness, social interest, modest compliant extension, rural compatibility, and services available.
Transport Policy 4
Requires highways to accommodate development traffic safely. Highways objected to splays but inspector overruled as existing farm access adequate for single dwelling without harming rural character.
Time limit
The development hereby permitted shall be commenced before the expiration of four years from the date of this notice.
Approved plans
This permission relates to the extension and alterations to the existing outbuilding to form a new dwelling as shown in drawing numbers 1300/05-01; -02; -03 and -04 date-stamped 23rd March 2005 and the Structural Inspection Report by Structural Engineering Services Limited dated March 2005, subject to compliance with condition 3 below.
Materials - no render/plastics
Neither render nor plastic materials shall be used in the building alterations and extension but only natural materials, namely natural stone facing and wood, shall be used in the construction works.
Roofing materials
No roofing materials shall be used other than materials similar to those used on the existing building.
No further development in curtilage
Notwithstanding the provision of the Town and Country Planning (Permitted Development Order 2005 (or any order revoking and re-enacting that order with or without modification), no further development shall take place within the curtilage of the dwelling house hereby permitted without the written approval of the Planning Authority.
Curtilage definition
The residential curtilage for the converted outbuilding is defined by the red line as shown on drawing numbers 1300/05-01 and -04 date-stamped 23rd March 2005.
Landscaping scheme
No development shall commence until there has been approved by the Planning Authority a scheme of landscaping which indicates all existing and proposed trees and hedges within the site and details of those to be retained together with measures for their protection during the course of construction. All of the proposed planting shall take place in the first planting season following occupation of the dwelling. Any trees or plants which within a period of five years from the occupation of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Car parking and manoeuvring
No development shall commence until there has been approved by the Planning Authority a car-parking and manoeuvring area facility which shall be completed in accordance with the approved plans before the dwelling is first occupied.
