Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
The permission relates to the erection of a factory unit with associated service, carparking, landscaping, fencing and construction of a new access road as shown on drawing numbers 01/1 Rev 6 dated 1st June 2005; 01/2 Rev 4 dated 1st April 2005; 02 Rev 5 dated 1st June 2005; 03 Rev 4 dated 7th June 2005; 04 Rev 4 dated 1st June 2005 and Welded Mesh Fence detail from Elkosta dated 1st June 2005.
Landscaping scheme
Within six months of the first use of the building, trees and shrubs shall be planted in accordance with a scheme which has been submitted to and approved in writing by the Planning Authority. Any trees and shrubs removed, dying being severely damaged or becoming seriously diseased within five years of planting shall be replaced as soon as practicable by trees or shrubs of similar size and species to those originally required to be planted.
Foul sewer connection
The proposed development must be connected to the main foul sewer.
Surface water discharge
There must be no discharge of surface water to the main foul sewer.
Underground services
All services including electricity and telephone where installed must be laid underground.
Materials approval
The development shall commence in accordance with the samples of the proposed facing and roofing materials proposed to be used (including details of the proposed colour finishes to be used in construction of the external surfaces of the development) which have been submitted to and approved in writing by the Planning Authority. Once approved the development shall be carried out only in full accordance with such details or any approved amendments.
Car parking provision
The building hereby permitted shall not be occupied until the car parking and manoeuvring area have been provided in accordance with the approved plans and those areas shall thereafter be kept available at all times for their respective purposes.
Bird nesting season
No development should take place between 1st March and 31st July to protect ground-nesting birds.
Fencing colour coating
Within one month of the erection of the fencing it shall be colour coated in accordance with the approved plans.
Cycle and motorcycle parking
The building hereby permitted shall not be occupied until cycle and motorcycle parking facilities have been provided in accordance with details which shall first have been submitted to and approved in writing by the Planning Authority and those facilities shall thereafter be kept available at all times for their respective purposes.
Vehicular access construction
The building shall not be occupied until the vehicular means of access have been constructed in accordance with the approved plans. Those means of access shall be kept available at all times for their respective purposes.
