Officer's Report
The application seeks approval for the erection of a conservatory onto the rear elevation of a semi-detached dwelling in Ramsey. There have been three recent planning applications (02/01338/B, 02/02029/B & 03/01146/B) seeking to erect single storey, which have all been refused on the grounds of overshadowing and loss of privacy.
Despite subsequent requests for additional drawings I would have to conclude that the planning applications submission is relatively poor, particularly in terms of accuracy and context. Although probably not sufficient to relate to an approval I would suggest that they are still sufficient to assess the proposed development.
In terms of the proposal whilst the proposed conservatory does not extend as far as the previous proposals it is wider and by its very nature is largely glass. I am still concerned that the proposed conservatory is will detrimentally impact on the level of light and level of privacy currently occupied
by the neighbouring property. These concerns have been echoed by the occupant of the neighbouring property. I recommend that the planning application be refused.

By virtue of accuracy, quality and context it is considered that the planning application submission is inadequately detailed. However insofar as can be assessed from the planning application submission it is considered that by reason of it size, position and extent the proposed conservatory would have an adverse and unacceptable detrimental impact on the level of light and private amenity of the neighbouring property.
