The premises shall only be used as an art studio, including the delivery of education and art exhibitions relating to the art function and for no other use or purpose. Reason: The premises with the inclusion of this additional use does not fall within any of the Use Classes as specified in the Schedule to Town and Country Planning (Use Classes) Order 2019 (sui generis use) and to clarify the extent of the planning approval.
