Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Services underground
All services must be laid underground, and all soil-stacks must be constructed internally.
Landscaping scheme
No development may commence until there has been approved by the Planning Authority a scheme of landscaping which includes indications of all existing trees and hedges within the site and details of any to be retained together with measures for their protection during the course of construction, this scheme must include the retention of the small trees along the St Ninian's Road frontage (except insofar as they are affected by the formation of the new access).
Landscaping implementation
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Materials approval
Prior to the commencement of any building operations, there must be submitted to and approved by the Planning Committee details/samples of the proposed slates, render, stonework, windows, cills, and paviors.
Sheltered housing occupancy
The proposed accommodation may be occupied only as sheltered housing; prior to such occupation, there must be submitted to and approved by the Planning Committee details of the occupancy constraints and the mechanisms for enforcing these.
No permitted development rights
Any Permitted Development Orders for the time being in operation will not apply to this site.
Parking completion
No unit may be occupied until such time as the parking areas and associated access routes and turning areas have been completed and are available for use.
No highway contamination
No water or contaminants from the site shall be permitted to flow or be tracked on to the highway.
