The application seeks approval for the erection of a conservatory onto a dwelling in Ballaugh.
I consider the proposed development to be relatively modest and to have little impact on the surrounding properties. Accordingly, I recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the location plan and specifications date stamped the 19th January 2005.
C 3. There must be no discharge of surface water (including that from roofs and paved areas) from the development to any foul drainage system(s).
N 4. The applicant is advised that public sewerage is understood to cross the site. The line of the sewer(s) must be fully protected whilst all building works are being carried out and no part of the development should be constructed within three metres of any public sewer.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
