In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Forest Homes Ltd Proposal: Approval in Principle for the demolition of existing shop and flat and erect four apartments with on site parking (Re submission to PA 04/02456), at: Shop 67 Derby Road Douglas IM2 3EA
which was considered on 6 May 2005, for the reasons set out below.

Reasons For Refusal:
- A new building of the indicated size and form would be dominant and out of character with the adjoining terraces; the proposal would thus constitute overdevelopment.
- The parking provision would be unsatisfactory:
(a) in terms of the number of spaces for four 2-bedroomed flats; and (b) in terms of the inclusion of forecourt parking, which would be visually poor.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
