In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **REFUSE** the following application made on behalf of:

which was considered on 6 May 2005, for the **reasons** set out below.

### Reasons For Refusal:

1. A new building of the indicated size and form would be dominant and out of character with the adjoining terraces; the proposal would thus constitute overdevelopment.

2. The parking provision would be unsatisfactory:
(a) in terms of the number of spaces for four 2-bedroomed flats; and
(b) in terms of the inclusion of forecourt parking, which would be visually poor.

3. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
