Prior to the commencement of any works on site, there must be submitted to and approved by the Planning Committee full details of proposed floor levels, ground modelling, and any retaining structures.
Visibility splay
Prior to the commencement of any works on site, the visibility splay detailed on drawing number 04/MA005 must be constructed and completed.
Underground services
All services including electricity and telephone where installed must be laid underground.
Internal plumbing stacks
All plumbing stacks must be constructed internally.
No tree felling
No trees may be felled as part of this development.

This approval relates to drawings numbered 04/MA 003, 004, 005, and 006, date-stamped 11th November 2004.
No other development without permission
Notwithstanding the provisions of any Permitted Development Orders for the time being in force, all development not expressly approved by this permission must form the subject of a planning application.
