Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This approval relates to the principle of the replacement of the existing dwelling with a new dwelling positioned as shown in drawing reference "WRTO104" and of the appearance shown in "2004/1" both received on 8th September, 2004.
Materials
The roof of the proposed dwelling must be finished in natural slate and the walling predominantly in painted render.
Access and parking
The application for reserved matters must include provision for the improved access and parking arrangements to serve the new property including provision for a motor car to be driven in and out of the property in a forward gear.
