A photograph appended to the file taken by myself in 2002 shows how the building looked prior to the addition of the tiles, simple and uncluttered. Finality it would appear that the owner of the property has also removed and replaced the painted shopfront and doors. Officer's Report
The site represents the curtilage of two shop units on the southern side of Michael Street. The properties have historically been used as a chip shop and have recently been refurbished. There is however a problem with the proposed flue to the rear of the site - retrospective approval has recently been refused at Review.
Proposed here is the replacement of the rendered part of the shop front with multi-coloured tiles. No information is given about the existing shopfront which existed prior to the replacement with these tiles which are very bright and not, to my mind conducive to a Conservation Area setting. It may be possible to paint over the tiles.
The Conservation Officer has provided a photo of the site in 2002 and it is apparent that the shop front has been replaced without permission. It is not included on this application for retrospective approval.
Whilst the shop front is in itself similar in appearance to the original shop front, I share the Conservation Officer's concerns about the appearance of the tiles. They should be removed or at least painted (if appropriate) to soften their appearance.

R 1. The multi-coloured tiles as proposed would detract from the character and appearance of the building, and harm the appearance of the Peel Conservation Area as a whole.
2. The Planning Committee has noted that the tiles have already been put in place. These tiles must be removed and the original finish reinstated within 3 months of the date that the decision becomes final in accordance with the letter with accompanies this decision notice.
