Officer’s Report
Approval is sought to extend an existing conservatory at the rear of Sandpipers, Ballagale Avenue, Surby. The property is a detached dwelling with dormer accommodation and is in an elevated position with the rear garden overlooking a garden area. The proposal is considered to be acceptable, and without detriment to the residential amenity of adjacent occupiers.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the plans and information submitted as part of this application and date stamped 13th July 2004.
C 3. There must be no discharge of surface water to the main foul sewer. (Same as 7)
C 4. Prior to the commencement of any works on site the trees to be retained and shown in drawing 02B must be adequately protected against damage during and after construction. This should take the form of fencing off of all the trees to the west of the house footprint and retaining this area free from vehicle movement or the storage of materials both during and after the course of construction.
C 5. The window in the dormer facing south (ie. that serving the bathroom in the attic) must be fitted with obscured glass and retained as such in perpetuity.
C 6. The development must include the erection of a 2m high perimeter fence along the southern boundary of the site to maintain the privacy of both the proposed property and those to the south. This fence must be painted or stained dark brown or dark green prior to its erection in order to minimise the need for maintenance on the southern side of the fence.
C 7. There must be no discharge of surface water to the main foul sewer.
C 8. The proposed development must be connected to the main foul sewer. (See 9)
NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development
N 9. NOTE: The applicant is requested to supply the Division with a copy of any Building Control Application in relation to the surface water discharge from this development.

The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

The applicant is advised to consult DAFF with respect to the creation and implementation of a tree management programme for the wooded area, in time replacing those trees of poor form and quality with new deciduous trees of an appropriate species.
