The site is a large 50m by 90m area in the northeastern side of Spring Valley Industrial Estate with a long industrial building and poor quality single storey extensions.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This approval relates to the demolition of parts of the existing building and new extensions and reorganisation of the site and the building all as shown in the following drawings: 03/1991/03 and 03/1991/05 both received on 7th June, 2003 1991/01a and 04, 03/1991/04 both received on 24th June, 2004 and 03/1991/06b and 03/1991/07b both received on 7th July, 2004.
Use restriction
The buildings may only be used for light industrial purposes.
Drainage and sewer connection
The proposed development must be connected to the public sewer(s) in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions which must be agreed with the Division PRIOR to the commencement of any building works. All drainage works must conform to the requirements of the Department of Transport's 'Manx Sewers for Adoption' and all necessary inspections/surveys [including ccTV] are to be carried out at the developer's expense. It is also a legal requirement under the Sewerage Act 1999 that the Department (as the drainage Authority) be advised, in advance, of the date of connection of each dwelling to the public sewer(s). NOTE Communication Fees will be payable to the Department of Transport in respect of each unit.
Surface water discharge
There must be no discharge of surface water to the main foul sewer. NOTE the applicant is requested to supply the Drainage Division with a copy of any Building Control Application in relation to the surface water discharge from this development.
