In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr P Ramsden & Ms H Donegan
Proposal: Re-building of bay window structure, re-slating of roof and installation of uPVC casement replacement windows on front elevation

which was considered on 30 June 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the reconstruction of the existing bay, replacement of roof covering with natural slate and the installation of replacement windows all as shown and described in the letter, photographs and drawing received on 24th May, 2004.
- The applicant is encouraged to re-use the existing bricks on the bay to ensure that the re-built structure fits in with the streetscape. Otherwise, bricks, including those around the window reveals must match the existing as closely as possible.
- The roof must be covered in a dark grey coloured natural slate to match those in the remainder of the terrace.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
