The officer assessed the proposal against General Policy 2 (GP2) of the Isle of Man Strategic Plan 2016, which requires development to respect the site and surroundings in terms of siting, layout, sca…
General Policy 2
GP2 permits development in accordance with land-use zoning provided it respects site surroundings in siting, layout, scale, form, design and landscaping (b), does not adversely affect townscape character (c), and does not harm resident amenity or locality character (g). The officer tested the rear extension's modest scale and screened location, finding no material visual impact and no amenity harm from overlooking or overshadowing. The proposal was found fully compliant within Predominantly Residential zoning.
Transport Policy 11
TP11 prohibits development causing significant increase in people residing, working or congregating in Ronaldsway Airport Public Safety Zones. The northern corner of the dwelling falls within the zone, but the minor two-storey amendment does not significantly increase occupancy beyond the approved scheme, and a larger single-storey extension is permitted development fallback; no public safety impacts identified.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
