In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mrs J Dias
Proposal: Conversion and extension to existing garage to create self at: contained annexe and erection of a replacement double garage 12 The Mill Race Sulby Ramsey which was considered on 4 March 2004, subject to compliance with the conditions specified on the attached schedule.

Secretary Planning Committee Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no. 0401/1/1 and 0401/1/2 date stamped the 22nd January 2004.
- The accommodation created by this approval must only be used as accommodation ancillary to that of the existing dwelling. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.
- The external finishes of the extension must match those of the existing building in all respects.
- The glass in the kitchen window facing the eastern boundary of the application site must be glazed in frosted glass so as to avoid overlooking of the adjacent property. The level of obscuration used must be no less than level 5 as detailed on the Pilkington's textured glass range or equivalent.
- There must be no discharge of surface water to the main foul sewer.
- NOTE: For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
- NOTE: For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
- NOTE: The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
- NOTE: The applicant is advised that this approval does not override any covenants or other restrictions of a civil nature that may be attached to the dwelling.
