In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you
Proposal: Widening of access onto highway and driveway to provide additional parking at: $\quad 1$ Larch Hill Grove Douglas IM2 5NU which was considered on 20 February 2004, for the reasons set out in the attached schedule.

Reasons For Refusal

- The hard surfacing of what would be all of the frontage to Larch Hill Grove would have an adverse impact on what is presently a well maintained and attractive garden which marks the start of this cul de sac and would establish an unfortunate precedent which could lead to the loss of all of the green space within this part of the estate. It is accepted that other properties have had significant parts of their front garden hard surfaced in order to provide access and increased off street parking provision, but with the exception of Number 9 where the hard surface is necessary to gain access to the parking and garage facilities, at least some part of the front garden area has been retained in the other cases.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
