This approval relates to the principle of the conversion of the existing sheds into tourist accommodation together with the creation of a new means of access all as shown in drawing reference 2K02-02 received on 21st August 2003 and the two sketches prepared by Mark Kinrade received on 9th December 2003 with the applicant's submission to Review.
Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Detailed matters requirements
The detailed application must demonstrate that i) the building is to be converted to tourist accommodation with improvements to its appearance including the replacement of the existing roofing which must be replaced with slate or a high quality slate-like material. ii) access can be provided such that visibility splays are available to drivers emerging from the site, to the satisfaction of the Department of Transport. iii) car parking can be provided to accommodate vehicles generated by the proposed use.

The accommodation to be provided must be operated in association with the occupation of 'Elgin'.
Concrete bridge details
The detailed application must include full details of the proposed concrete bridge following consultation with the Department of Transport Drainage Division.
