Hi Gemma
I have looked at the more detailed maps and the site is not indicated as flooding on the coastal flood extents map.
There is some minor flooding indicated on the surface water flood extents map which we dealt with on the previous planning submissions, hence why we were given permission at that time.
I would be grateful if you could amend your comments on this application to indicate a flood study would be required in respect of surface water flooding as part of any detailed scheme assuming this outline scheme is given approval.
The surface water flood study would indicate mitigation for the minor surface water flooding that may affect part of the site.
It is not shown across the whole site and the areas that are shown would be open space in any case.
The worst case scenario would be the addition of attenuation to allow for this surface water.
If you wish to discuss this in more detail please do not hesitate to contact me.
Kind regards
Mark

The National Strategy on Sea Defences, Flooding and Coastal Erosion
Flood and Coastal Erosion Predicted Risk Hotspot Map
Summary and instructions:
- This map provides an overview of the predicted flood and coastal erosion risk within each hotspot across the Isle of Man. Predicted risk has been calculated from fluvial, surface water and coastal still water predicted flood risk as well as coastal erosion predicted risk.
- Use the drop-down menus below to select the required predicted flood or coastal erosion risk datasets and layers to display.
- Users are recommended to read the accompanying guidance for further information.
- It is important to note that the Isle of Man National Strategy on Sea Defences, Flooding and Coastal Erosion is intended as a national scale assessment. The predicted flood and coastal erosion risk analysis has been targeted at the national scale and is therefore not suitable for assessing risk at the individual property scale. Users who are concerned about local flood and coastal erosion risk are recommended to contact their local management authority for further information.
