Ramsey Town Commissioners wish to object to this proposal Topic(s) N/A Detailed Comment(s) Ramsey Town Commissioners talked at great length over this application and would prefer to keep the area industrial and see the construction of further smaller units to attract businesses to the Town before a change of zoning for residential.
The Strategic Plan 2016 policy 7 states undeveloped land which is zoned in the Local or Area Plans for industrial, office, or retail purposes will be retained and protected for such uses, except where those uses would be inappropriate or incompatible with adjoining uses.
The West Ramsey Development plan section 7.1.3 which notes that there maybe two potential changes in relation to the area. Firstly, provision of a link road and secondly the potential for the former Mannin Circuits factory site to be developed for residential purposes but this will be dependent on whether the site is deemed to be no longer required for industrial purposes, the design of the link road and availability of other land for industrial development.
The Ramsey Local Plan states: Policy R/I/P2 General Industrial Development states that all industrial development shall be carefully considered in terms of overall layout, design of units, and the use of materials to scale and massing with a general presumption in favour of light industrial uses and, Policy R/I/P3 states appropriate landscaping schemes will be required as an integral part of any new industrial scheme and should where possible be undertaken at the inception of any development proposals in order to minimise visual impact ad protect neighbouring developments.
