Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the conversion of existing dwelling into three apartments as proposed in the submitted documents and drawings SM09/200/1, SM09/200/2 and SM09/200/3, all received on 4th December 2009.
- Prior to the commencement of any building operations, there must be submitted to and approved by the Planning Authority a scheme indicating adequate bin storage. It is advised the applicant consults with the Planning Authority prior to any submission.
NOTE The proposed dwelling must be connected to the public sewer(s) in a manner acceptable to the DOT Drainage Division. All drainage works must conform to the requirements of the DOT Transport's "Manx Sewers for Adoption" and all necessary inspections/surveys (including CCTV) are to be carried out at the developer's expense.
In accordance with the Sewerage Act 1999, a communication fee will be payable to the DOT in respect of this property being connected (directly or indirectly) to the public drainage system.
This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
Guidance Note This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either:

- Any appeal has been determined;
Whichever is the later.
