Housing Policy 15
Requires extensions to traditionally styled countryside properties to respect proportion/form/appearance, only exceptionally over 50% floorspace. Officer found existing non-traditional/poor; proposal's 65% increase acceptable as matching prior approvals, reduced footprint, enhanced detailing justified exception.
Housing Policy 16
No extension of non-traditional/poor form dwellings increasing public impact. Proposal improved character (slate, stone, classical features), not more visible than existing/approved schemes; public view distant/front-only.
Environment Policy 20
Equestrian buildings permitted if no loss of high-grade ag land, highway ok, no countryside harm. Stabling/indoor arena behind dwelling, screened by woodland/landscaping, no highway issues.
Environment Policy 21
Similar to ENV20 for equestrian; ancillary buildings lower than dwelling, not visible publicly.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
