Policy O/RES/P/21 of the Onchan Local Plan (Planning Circular 1/2000)
This policy states 'Extensions and alterations to existing residential property will generally not be opposed where such proposals are appropriate in terms of scale, massing, design, appearance and impact on adjacent property.' The officer assessed the window replacement as appropriate in design and appearance with limited impact on the street scene due to precedents in adjoining properties.
General Policy 2
This strategic policy permits development in accordance with land-use zoning if it respects the site and surroundings in terms of scale, form, design, does not adversely affect townscape character, local amenities or locality character. The officer concluded the uPVC windows would have limited impact on the street scene given surrounding similar replacements, satisfying the relevant tests on design, character and amenity.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
