The Application Site And Application
The application site comprises the curtilage of a commercial unit that is located on Spring Valley Industrial Estate in Braddan.
The application seeks consent for the installation of signage within the site.
Planning History
Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current application.
Representations
The Department of Transport Highways Division do not oppose the planning application.
Planning Policy
In terms of local plan policy, the application site is located within a wider area of land that is designated as predominantly industrial use under the Braddan Parish District Local Plan.
In terms of strategic plan policy, the Isle of Man Strategic Plan 2007 contains one policy that is considered specifically material to the assessment of this current planning application:
General Policy 6 states:
"Within our towns and villages, the display of external advertisements will be permitted on the site or building to which they relate provided they:
- (a) are of a high standard of design and materials and relate well to the building and site on which they are to be displayed; (b) are in keeping with and do not detract from the surrounding area; and 30 September 2009 09/01408/R Page 1 of 2
- (c) are located so as not to cause a highway safety hazard."
ASSSESSMENT
The application seeks consent for the installation of signage within the site. The signage comprises corporate identification for the business that operates from the site. Approval is sought retrospectively as the works have already been undertaken.
In terms of assessment it is considered that the type of signage is relatively normal for a commercial area and that its impact is acceptable. The proposal suitably accords with General Policy 6 and it is recommended that the application be approved.
