Bat protection method statement
A method statement detailing measures to protect bats must be submitted to and approved in writing to the Planning Authority prior to the commencement of any work. For the avoidance of doubt, no works affecting the bat roost or roosting bats must be undertaken within the 1st September - 15th May period inclusive.

Conditional No ObjectionI have undertaken bat surveys of this property, which has a roost of brown long-eared bats; We have agreed a plan for the bats, which is taken into account in the brief plans submitted.; If the Planning Committee were to provide consent, then I would recommend that the following conditions are provided to protect the bats.
Conditions requested: Bats must be excluded by a licensed bat worker prior to works.; The site must be monitored after completion of the work. If bats do not return then a mitigation plan must be agreed with the planning authority, which might involve allowing access to another roof space.; Bat access must be provided at eaves level on the east gable, in an unlit position.; Only chemicals that are not toxic to bats may be used within the bat space.; Works affecting the bat roost or roosting bats must be undertaken within the 1st September-15th May period inclusive.
