General Policy 2
General development management policy. Considered relevant but not detailed in assessment; proposal found acceptable overall.
Business Policy 5
Permits retailing in industrial zones only if items cannot be sold from town centres due to size/nature (e.g. bulky goods) and no detriment to town centre vitality. Officer assessed second-hand bulky furniture/large household goods as qualifying under (a), with condition restricting to such items; small scale ensured no town centre harm.
Business Policy 10
Restricts retail to town centres except as per BUS5. Site not in town centre, so reliant on BUS5 exception; retailing element approved subject to bulky goods condition.
No retail developments permitted in Braddan except neighbourhood shops
No retail except for local neighbourhood needs. Not directly addressed in assessment but proposal justified via strategic policies.
No retail development or conversion in industrial areas
No retail or conversion to retail in industrial areas. Overridden by compliance with BUS5 for bulky goods.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
