General Policy 2
General Policy 2 is relevant to the determination. The officer assessed the proposal against it alongside ENV35, finding it acceptable with conditions due to the rear location.
Environment Policy 35
ENV35 permits development in Conservation Areas only if it preserves or enhances character and protects special features. The rear roof position, not readily visible publicly, with conditions on angle and protrusion (max 500mm), was assessed as minimising impact and thus compliant. Section 18(4) of the Town and Country Planning Act 1999 reinforced the need to preserve or enhance Conservation Area character.
